Roof Inspections in Yulee That Show What Your Roof Has Left

We look closely at your roof and tell you how many good years it likely has, what needs attention now and what can safely wait. You see photos of everything we found, so the money you spend next goes where it lasts longest.

What a roof inspection tells you

A roof inspection is a hands-on look at every part of your roof that keeps water out of your home: the shingles or metal panels, flashing, vents, pipe boots, valleys and edges, plus the attic underneath when we can reach it. We have been in business since 1995, and most of what we find on a first visit is small and fixable.

The real point is helping you weigh today's cost against the years ahead. A modest repair on a roof with plenty of life left is smart money. The same repair on a roof near the end of its run often is not. We lay out both sides plainly, so the choice you make still looks right years from now.

It's a good call before you buy or sell, after a strong storm, once a shingle roof gets into its second decade, or any time a ceiling stain has you wondering.

What we check on every visit

The roof surface
On shingle roofs we look for worn granules, curling, cracks and lifted tabs. On metal roofs we check fasteners, rubber washers, seams and rust at cut edges.
Penetrations and flashing
Water usually finds its way in around chimneys, plumbing vents, skylights and the spots where the roof meets a wall. We check the metal flashing at each one and the sealant around it, which dries out and cracks after years of sun.
Attic and decking
From inside, we look for stained rafters, damp insulation and daylight where there shouldn't be any. We also check ventilation, since a hot, stuffy attic shortens shingle life.
Gutters and drainage
Water needs a clear path off the roof. Clogged or sagging gutters can push water back under the drip edge, so we note anything that belongs on our Gutters page.
Photos and a plain-language rundown
You get photos of what we found, sorted into what needs fixing soon and what can wait, plus our honest estimate of how much life the roof has left.
Free post-storm inspections
After high wind or a hard storm, we offer free post-storm inspections. If there is damage, we work directly with your insurance adjuster on the claim.

Signs it's time for a roof inspection

  • A stain on the ceiling

Brown rings on a ceiling or wet spots in the attic mean water is getting in somewhere. The source is often a few feet away from the stain.

  • Granules in the gutters

Sandy grit collecting at downspouts is shingle coating washing off. A little is normal on a newer roof. A lot means the shingles are wearing thin.

  • Lifted or missing pieces after wind

Coastal storms can loosen shingles and metal trim without tearing them off. A tab that lifts in the wind has usually lost its seal.

  • The roof's age is a mystery

If your home came with no record of when the roof went on, we can judge its age and condition for you. That gives you a real number to plan your budget around.

  • A sale, purchase or insurance renewal

A documented look at the roof helps buyers, sellers and insurers all work from the same facts.

How the visit goes

  1. 1

You call and pick a time

Tell us what you've noticed and when works for you. We'll book a technician visit at no charge.

  2. 2

    We start on the ground

Your technician walks around your home first, checking gutters, fascia, downspouts and the roofline for sagging or obvious damage.

  3. 3

Up on the roof and into the attic

We check the surface, flashing and every penetration, taking photos as we go. If you can give us attic access, we look at the decking and ventilation from below.

  4. 4

We go over it with you

We show you the photos and explain what each finding means for your roof's lifespan. You'll hear what's urgent, what can wait, and whether a repair still makes sense.

  5. 5

    You decide what's next

If something needs work, we price it for free and you're never obligated to go ahead. Financing is available if it helps to spread the cost out. Take whatever time you need to think it over.

What affects the cost of what comes next

The technician visit is free. Anything you spend afterward follows from what we find, and we walk through every item with you before work begins. Here is what tends to push a repair or replacement price up or down.

Roof size and pitch
A larger roof or a steep one takes more material and more careful staging, which adds labor to any repair or roof replacement.
Roofing material
Shingle repairs, metal panel work and flashing on different surfaces each call for different parts and methods.
What's under the surface
Soft or rotted decking found during an inspection has to be replaced before anything goes on top. Catching it early keeps the repair small.
Timing
A loose flashing or cracked pipe boot fixed before hurricane season costs far less than the water damage it can cause later.
Insurance coverage
When storm damage is covered, your out-of-pocket cost depends on your policy. We work directly with your adjuster so the scope reflects what we actually found.

Roof inspection questions

Something not covered here? (904) 605-2812

Is the inspection really free?

Yes. The technician visit costs nothing, and so does any estimate that follows. You're under no obligation to hire us for the work.

How long does an inspection take?

A typical home takes an hour or two. Larger roofs, steep pitches or a tight attic can take a bit longer. We'll walk you through what we're doing as we go.

Should I be there during the inspection?

It helps if you are. With you home, we can get into the attic and go through the photos together while your questions are fresh. If your schedule won't allow it, we can still look over the outside and share what we found afterward.

Will you just tell me I need a new roof?

Only if that's what the roof shows. Many roofs need a repair and a few more years of watching, and we'll say so. When replacement is the better value, we'll show you why with photos, not a sales pitch.

How regularly does a roof need a checkup?

For most roofs we suggest a visit every twelve months or so, plus a look after any strong storm moves through. Sun, humidity and salt air near the coast break down sealants and fasteners sooner than most people expect. Roofs past their tenth year gain the most from regular checks, because that's when small wear starts adding up.

Can you help with an insurance claim after a storm?

Yes. Our post-storm inspections are free, we photograph any damage, and we work directly with your insurance adjuster. The decision on coverage is theirs, but we make sure they see what we saw.
